Adding Comparable Evidence
Comparable evidence is the foundation of most RICS valuations. Redbook Assist provides a central database for recording, organising, and reusing comparables across valuations.
Adding a comparable
- Navigate to Comparables in the sidebar
- Click Add Comparable
- Enter the transaction details:

| Address | Full postal address of the comparable property |
| Transaction date | Date of sale, letting, or review |
| Transaction type | Sale, Letting, Rent Review, Lease Renewal |
| Price / Rent | Transaction amount (sale price or annual rent) |
| Floor area | In square metres or square feet |
| Rate | Automatically calculated (price per sq m or sq ft) |
| Property type | Type classification |
| Tenure | Freehold, Leasehold (with term details) |
| Source | Where you obtained the evidence (Land Registry, agent, etc.) |
| Notes | Additional context or commentary |
Evidence quality
Good practice is to record where you obtained each comparable and how you verified it. Redbook Assist includes a Source field for this purpose. Common sources include:
- HM Land Registry price paid data
- CoStar / EGi / property databases
- Local agent enquiries
- Your own transaction records
- RICS comparable evidence services
Linking to valuations
Comparables can be linked to one or more valuations. When you create a valuation and select the comparison approach, you can search and select from your comparable database. This allows you to build a reusable evidence library over time.
Searching comparables
Use the search bar on the Comparables page to filter by:
- Address or postcode
- Property type
- Transaction date range
- Price range
